The Modification Plan is a separate sheet in the plan set that includes a completed PLG-215 Modification Worksheet form and plan diagrams.
- Plans must be to a standard scale and labeled.
- Provide plan diagrams showing dimensions for existing, demolition and modified roofs, walls, floors, foundations. Each modified wall segment must be rounded up to a four feet increment. Any length of wall that, during the course of construction, is detached from both the floor or foundation structure below and the roof or story above, will also be considered modified.
- Additions can be located for context but are not calculated as modifications. Demolition of existing elements or areas are calculated as modifications.
- Do not calculate decks unless fully enclosed or part of the roof.
- Do not calculate basement walls or floors if space meets definition of basement.
- Do not calculate attic walls or floors unless the “attic” is a story pursuant to 13.10.700‐ A.
- State the total area of existing roof. Include sealed decks that act part of primary roof, but do not include eaves or deck roofs (unless deck enclosed). Do not include additions.
- State the total length of existing exterior walls, including all stories, but not including deck walls (unless enclosed), basement walls or attic walls. For example, if the first-floor exterior perimeter wall is 1,000’ and the second-floor exterior wall perimeter is 700’, the total wall length is 1,700’.
- State the total area of existing floor structure at all levels. Do not include deck floors or porches unless fully enclosed. Do not include attics (unless a story), basements or additions. Do not use FAR (Floor‐ Area Ratio) guidelines.
- State the total length of linear foundations. Linear types include wall foundations and pier & grade beams; state the length of existing, demolished and modified foundations. Contiguous supports (e.g. underpinning, piers, helical anchors, or similar) are considered to be part of the modified segment. Isolated supports are calculated as 3'-0" minimum, or the support length if larger. Foundations for additions are not calculated, but sistered foundations are considered modifications.
- Slab foundations: state the dimensions and area of existing, demolished and modified slab areas; do not including existing decks, porches or new slabs.
- Mixed foundation types: Show and calculate the total existing floor area supported by each foundation type. For example, if linear foundations support 1,000 sqft of floor area, and the garage slab supports 800 sqft of floor area, the foundation type floor area is entered separately in the worksheet. Do not attempt to limit areas to the modified aspects unless the County requests this information.
