Deck Permits

The following information is for deck projects associated with one or two-family residences and townhomes not exceeding 3 stories.

Very few deck projects qualify for in-person EZ Permit processing, which is a same day permit service requiring no plans. If your project is like most in the county and does not qualify for an in-person EZ Permit, then you will submit your application along with a full and complete set of plans and any applicable supplemental documents through ePlan Review. Use the Application Requirements for Residential Structures - PLG280 to guide the preparation of your submittal.

To qualify for an In-Person EZ Permit, construction must meet all of the following:

  1. Does not require engineering or a licensed professional. For more information, see IB900 under Licensed Professionals & Engineering.
  2. Replacement of less than 500 square feet of existing construction matching the existing size, configuration, design, footprint, etc.
  3. Construction that is 30 inches or less measured vertically to the floor or grade below at any point within 36 inches horizontally to the edge of the open side.
  4. Permeable construction (is not a waterproof system).
  5. Construction is at least 5 feet from property lines and other fire separation distances.

The following are requirements for projects that do not qualify for an EZ Permit.

Deck projects must also submit a completed Project Information & Threshold Determination - Appendix A.
Fees Fees depend on the square footage of the deck and parcel characteristics. They typically range from $600 to $3,500.
Additional Forms, as applicable If the parcel is served by an OWTS (septic system), submit an Environmental Health Building Clearance form.
IMPORTANT NOTE Check with Zoning for development standards, including setbacks which are applicable to decks 18 inches or higher.
